Tip #3: For the Furnace

One of the most frequently forgotten maintenance tasks is replacing the filter in the furnace. This is because it is out of sight and out of mind. However, these filters should be replaced on a regular basis – at minimum, they should be replaced when they are dirty, especially during the cold weather season. Remind your tenants to replace their furnace filter before family arrives if they have not done so already. This helps to minimize surprise breakdowns during the middle of Thanksgiving or Christmas dinner. As a couple of added benefits, replacing HVAC filters will help to increase a unit's life expectancy and reduce the tenant's utility bill, which is a win-win situation for everyone involved.
