Emergency Property Maintenance Calls: How To Limit Them This Holiday Season

With Thanksgiving and Christmas right around the corner, it is incredibly important that you take into consideration just how this holiday season – and future holiday seasons – may affect the numbers of emergency property maintenance calls that come in. More often than not, renters call in for repairs on their appliances. Because appliances are used in excess over the holidays, there is a good chance that these calls are going to spike during the cold weather and holiday season. To help minimize these emergency calls from occurring at your property, here are a few tips to follow in regards to certain appliances:

Tip #1: For the Garbage Disposal

In many cases, garbage disposal maintenance calls can be easily avoided by not placing items that do not belong in the disposal down the drain. These items include things like bones, eggshells, potato skins, and grease, as all of these can potentially clog the disposal and drain. If tenants do not think that they can avoid the misuse of their garbage disposal, it may be wiser to simply avoid using the garbage disposal at all and simply only use the garbage can.

Tip #2: For the Oven

Since the oven is probably going to be the most frequently used appliance in the kitchen throughout the holiday season, it is crucial that you recommend that tenants perform a good, thorough cleaning on their ovens prior to preparing their big holiday feast. After all, there isn't much that will ruin a family get-together or create more damage in a home or apartment quicker than a home filled with lots of smoke. Plus, there's always the possibility of a fire breaking out from pieces of a old food being left inside the bottom of the oven.

Tip #3: For the Furnace

One of the most frequently forgotten maintenance tasks is replacing the filter in the furnace. This is because it is out of sight and out of mind. However, these filters should be replaced on a regular basis – at minimum, they should be replaced when they are dirty, especially during the cold weather season. Remind your tenants to replace their furnace filter before family arrives if they have not done so already. This helps to minimize surprise breakdowns during the middle of Thanksgiving or Christmas dinner. As a couple of added benefits, replacing HVAC filters will help to increase a unit's life expectancy and reduce the tenant's utility bill, which is a win-win situation for everyone involved.
